Posted on November 10, 2022November 11, 2022 By Nupur Chawale No Comments on Green Buildings: The Future Of Sustainable India

Green buildings are becoming a popular fashion in India. It is predicted to increase in popularity as the country progresses toward a sustainable future. To encourage green building, the government has put various programs. These include the National Buildings Code of India (NBCI) and the Energy Conservation Building Code (ECBC) are among these. Each of them aims to encourage high-performance and energy-efficient buildings.

What are Green Buildings?

Green buildings are buildings that are designed to improve efficiency in energy use. And to improve the environmental quality. Also, it contributes to an improved environment for residents and the entire community.

Green building is various types of buildings that include residential homes and other buildings that have elements like:

  • Energy-efficient design (e.g., use high-performance materials)
  • Materials that are recycled (e.g. recycled material in construction)
  • Reduction in embodied energy/emissions by energy conservation measures such as passive cooling systems, for example.

Benefits of Green Buildings

  • They are reducing their carbon footprint. Green buildings can cut down on the emission of carbon dioxide. This can be achieved by reducing energy use and the generation of waste.
  • Reduce the amount of water used. Green building technology can help reduce water consumption in structures. It’s done through rainwater harvesting or even desalination technologies if needed.
  • Reduce the amount of waste generated and reduce pollution levels in cities in India. It can also be constructed in other areas with rising population numbers.
  • State governments offer concessions to green construction projects. For instance, government agencies like the Ministry of Environment, Forest and Climate Change (MoEFCC) Government of India provide fast-track approval for green building projects that have been pre-certified or formally certified by IGBC.

Government of Punjab:

  • Department of Local Government (Town Planning Wing) provides an additional 5 percent Floor Area Ratio (FAR) for free for projects assessed as Gold or better by IGBC.
  • Department of Housing and Urban Development, Government of Punjab, provides an incentive of 5 percent, 7.5% and 10 percent FAR for free with no exclusion of the building scrutiny fee for construction projects rated Silver or Gold and platinum by IGBC.

Government of Rajasthan:

  • Urban Development Department offers additional 0.075, 0.10, and 0.15 BAR at no cost for projects rated as silver, gold, and platinum by IGBC.
  • Rajasthan Investment Promotion Scheme – 2019 provides companies in the MSME sector with a subsidy in the form of reimbursement of 50% of the amounts paid to suppliers of the plant, which excludes civil works, to adopt Green Building Measures.

Green Building Technology for Sustainable Development

Green technology for the building is a brand-new concept being explored by numerous organizations and people from around the globe. It is defined as a structure that uses less water, energy, and other resources, making it environmentally green, sustainable, durable, and healthy.

Three significant dimensions can define the green building concept. They are environmental performance, social performance, and financial performance. The first aspect refers to how a structure performs its job within its surroundings. The second aspect is how it contributes to increasing the standard of living. The third aspect is whether it meets the requirements of economics or not.

Low-Cost Housing

Affordable housing is a goal of the federal government. This is a chance for private industry to make its own. It will improve the standard of living and jobs as individuals can diversify their spending to other essential things, which may be impossible if they spend a significant amount on housing.

Several countries around the globe have adopted the concept of green buildings that are low-cost. However, the concept has just recently become popular in India. Various factors can explain the reason this change is occurring now. But, if the public starts accepting these ideas, this country will gain significantly.

Cooling of The Building Through Shading

Cooling buildings is a big issue in India. This is because the extreme temperatures mean the cost of air conditioning is often excessive. One of the most efficient methods to stay cool is to shade. It blocks the sun’s rays from reaching your home or office. And this is the reason it is important to have green structures. You can cool your homes by planting trees in their vicinity. It is best to do this by covering windows and doors at night.

It is possible to search the internet for these kinds of buildings within your city or out in the countryside. The stunning beauty and design will be awe-inspiring!

Why Should You Invest in a Green Building?

There are many reasons to invest in green structures. Look at these:

  • Pay less on energy bills: Energy is the primary expense for most companies. However, it’s also one of the most expensive components. Based on Energy Risk Management Solutions (ERMS), firms can save as much as 30% of their operating costs per year. It is possible to achieve this by adopting strategies that increase efficiency across all aspects. It is possible to power offices with cooling equipment during summer to achieve this. Another option is to reduce waste by recycling programs, such as curbside pick-up. And ultimately, you can do this by installing solar panels on the roof or rooftop to generate power. Making investments in green buildings can allow you to save money. Additionally, it can help to improve the residents’ health and productivity and the morale of employees.
  • You can get more from your property: A recent study by RealtyTrac has shown that houses that sell quicker than other properties might be worth up to 20 percent more. This is because they are more resistant to energy loss. With the help of the latest technology platform being developed, green buildings are designed to meet European standards in the modern day. It is made up of high-performance windows and double-glazing units. Unlike anything else possible, developers have access to this technology even before the present market conditions. This is when buyers can decide between traditional designs and contemporary green buildings.

Furthermore, green buildings aid in improving physical and physical health, productivity, and morale. Improved indoor air quality is an important goal that can be accomplished through green buildings.

Going Green Will Make You Rich

A green building investment can yield a better return. The value of the property will rise. You’ll save money on energy costs and enjoy a healthier, more productive work environment. You’ll also be able to attract more desirable tenants. Green buildings are great for those who prefer to work or live in eco-friendly environments.

Concluding on Green buildings

There is a requirement to promote green building technology and also make it inexpensive for the masses. The federal government must take the required steps to bring even more understanding to individuals about the value of green apartments. They also need to offer incentives for those embracing modern green technologies. Ideally, this short article has provided you with some understanding of green building structures and how they’re used to lower carbon footprints and power usage. So, why think twice? Go green for the future of sustainable India!
