Whether buying a plot of land or an apartment, the documentation for the property is an essential part of any real estate purchase. By seeking appropriate legal counsel, reviewing the documents, and verifying pertinent property information, the buyer may ensure their investment is secure and safeguarded. The following is a list the crucial building documents required for buying a plot. Let’s take a look to the Documents Checklist for Buying a Plot in 2023.

Title Deed

This contract ensures that the seller is legally separate from the property. Please keep the original title deed and examine it instead of making a copy. The seller’s name must be on the property. Next, ascertain whether the vendor is the sole owner and has all the selling rights. By conducting a title search on the state government’s registration website, you can keep an eye on this. You should always make sure to speak with a lawyer.

Encumbrance certificate

A home loan application and real estate transfer require the encumbrance certificate as proof of ownership and free title. It’s crucial to be aware that the office of the sub-registrar issues this certificate for a specific time frame. Additionally, the registered property records serve as the foundation for the sub-record. Registrar’s This implies that a document will only be included in the certification if it is registered at the sub-office. Recorder The encumbrance certificate is valid for a specific length of time and does not apply to the prior or subsequent reporting periods.

NA Order

In India, all land is automatically categorized as “agricultural property,” unless otherwise designated by the government. Agricultural land can be utilized for agricultural purposes. Still, if you want to use it for anything else but agriculture, you must first convert it to non-agricultural (NA) land (commonly referred to as NA). However, only some land with NA classification can be developed for housing. There are various kinds of NAs, including:

NA – Warehouses
NA – IT
NA – Residential
NA – Commercial
NA – ResortTherefore, you must check for “NA – Residential”.

Original land deed

The 7/12 document is another name for it. You must request the original land deeds from the current owner and every former owner.

Power of Attorney

The seller should get a Power of Attorney if the landowner is an NRI (POA). A power of attorney (POA) or letter of attorney is a legal document that enables you to name a specific person or organization to handle your finances, property, and other matters while you are away. The primary donor or grantor is the one who gives another the authority to act on their behalf. The agent is the one with authority to act. The scope of the authorized agent’s power to make decisions concerning property, medical care, and finances can vary depending on the terms and conditions of the POA.

Property Tax Bills and approval Documents from Local Authority

Make sure the plot has all necessary licenses from the local authority, and that’s it. Check all of the taxes that the property owner has already paid.
